History of First American Title Company of Napa
As Napa County’s leading Title and Escrow Company, First American Title Company of Napa has been an integral part of our local real estate community for more than a half a century. Founded in 1963 by Lyle Axel and Vinton Dutcher as an agent of Stewart Title, the company has seen its fair share of change, good times, and difficult times. Together, Lyle and Vinton had a vision of a company that provided the finest quality of service to their clients and security for their employees. They, along with a small staff of dedicated individuals, set out on the mission to make the vision a reality. It was in 1966 that the company changed its name to First American Title Company of Napa. Two years later the company’s future owner, the late Ivan Hartzell, joined the company. Through the hard work and sacrifices of these individuals, and those that came after them, First American Title Company of Napa became the leading title company in the Napa Valley.
Ivan assumed majority ownership in 1984, the same year his daughter Andrea Schrader started with the company as an Escrow Officer. Upon Mr. Hartzell’s retirement in 1997, Andrea assumed the reigns as President of First American Title Company of Napa.
As the company closes one chapter and starts the next, Ms. Schrader, is succeeded as President of the company by Larry Frattini. Mr. Frattini, a Napa native, is a widely respected member of the local real estate community and has been with the company for 38 years, having had personal relationships with many of the company’s founding members. He therefore has a personal sense for the vision that his predecessors had.
Today, our company chooses to continue its dedication to these same principles and values upon which this company was founded and prospered.

In 1997 Jess Jones decided to plant his “test” vineyard on the family farm just
south of Dixon. He planted six varieties of wine grapes – Merlot, Cabernet
Sauvignon, Pinot Noir, Zinfandel, Chardonnay, and Sangiovese – to see how each
would grow and produce wine grapes in his fertile soil with the cool delta climate.
He found that all six varieties did quite well here!
Although Jess sold most of his early grapes to other winemakers, his first wines
(Merlot and Cabernet Sauvignon) were produced from his 2000 harvest. They
were a surprising success!
During all of these years, Jess has been studying winemaking at U.C. Davis and
attending various conferences and conventions. He began producing his own

wine in 2004. Jess Jones Vineyard currently has 9 different wines – 4 dry wines
(Chardonnay, Merlot, Cabernet Sauvignon, and Pinot Noir), 3 dessert wines, and
2 ports – all available for your drinking pleasure!
